Four Steps to Inspect Your Roof
While roof inspections are one of the most important home maintenance routines, they're often overlooked by homeowners. According to the roofing manufacturers at TAMKO Building Products, inspections should be performed at least twice a year, as well as after a severe weather event or storm. Follow these tips for inspecting your roof.
Step #1: Assess your roof's condition from the ground
You will be able to spot any major damage from the ground. Use binoculars to get a closer view and walk around your house to inspect every part of the roof. Check for any signs of sagging, damage, wear and tear, and aging. Some things to look out for include:
Loose or missing shingles
Curled, cracked, buckled or blistered shingles
If you have asphalt shingles, check for granule loss. Use your binoculars to inspect the shingles for granule loss, and also check your yard and rain gutters for granules.
Damage to the gutters, eaves and soffits
Piles of moss, lichen and leaves
Rusting or damaged flashing
Step #2: Grab a ladder
Before climbing on your ladder, make sure it is in good condition and secure and on solid level ground. Once on your roof, you'll want to further inspect your shingles. Check for granule loss and other signs of damage, listed above. Also examine the chimneys and pipes for wear or loose materials and the flashing for cracked, damaged or shrinking sealant.
Step #3: Inspect the attic
If your home has an attic, inspect the walls and ceiling for any signs of leaks or water damage.
Step #4: Call a qualified roofing contractor for repairs
If you find any signs of wear and tear or damage, contact a qualified roofing contractor immediately. Addressing any problems early on will help prevent a minor issue from becoming an expensive repair.
